The Minister of Power, Works and Housing, Babatunde Fashola, yesterday directed landlords in the country to start collecting rents in arrears.
Fashola stated this while speaking on the theme: “Innovative housing finance model as a catalyst for home ownership,” at an event for real estate operators in Abuja.
He recommended that there should be a landlord-tenant-employer relationships, whereby the landlord reaches an agreement with the tenant’s employer to ensure the rent is deducted on a monthly basis from the tenant’s salary.
Fashola said, “If you ask me to go and bring in advance one year’s rent from what I’m going to earn monthly, how feasible is that? Even my salary as a minister is paid at the end of every month, not even at the beginning; then you the landlord is now asking me to bring next year’s salary, and we’re complaining that there’s corruption. I tried to intervene as a governor, passing the resolution to our own council in Lagos then, but the outcome was not peaceful, because there were landlords in our midst.”
The minister made it clear that he was not pleased with the practice of advance rent payment, arguing that all the developed economies Nigeria was being compared to were not collecting one year’s rent in advance.
“Those who get paid weekly, pay their rents weekly; those who get paid monthly, pay monthly rents.’ Fashola stated. According to him, the masses, unlike the well to do in the society, cannot afford to pay their house rents in advance. I believe this meeting is about the critical mass of Nigerians, the taxi drivers, market men and women who earn their money daily and are not even sure of making any revenue for that day. Meanwhile, landlords expect advance payments.
Fashola charged all landlords in the country, starting from Friday, July 6, 2018, “to agree to take one month rent in arrears,” noting that the payment pressure on the side of the tenant would be reduced in 12 months. The minister also stated that there was no country in the world where everybody owned a home.

I hope the Landlords comply cos even here we collect rent at the end of the month,you cannot force anyone to even pay....if you even switch off the light or heater wahala...the law protects the tenant here.
Some people may abuse this but let it be that those who wanna pay in advance pay and those who cant pay monthly....GREAT!!!
Stella I agree with you, but consider the fact that some people are not even ready to pay monthly even if you direct ghem and people try to live above their means.
ReplyDeleteThis will not work in Nigeria. is it a country where to eject a tenant that has refused to pay his rent is so difficult. you can be in court for two years all because you want a tenant out of your premises. in the U.S.A, a tenant can be ejected after 2 months of not paying his rent. you get court judgement and he finds his things outside. then the tenant can be given a temporary apartment till he stabilises. government should please, stand up to its responsibilities.

Most Landlords and Landladies are wicked and heartless, some of them still expect tenants to pay two years rent, agency fees, agreement fees and damage fees in case a tenant damaged anything in the course of his or her stay in the compound. So appalling.

ReplyDeleteexactly, where demand is more than supply, things will ordinarily regulate itself. In a situation where the houses available for rent is more than the tenants, prices will fall and landlords will have no choice but to agree to friendlier terms.

Landlords go just begin collect 200k per month for 3bedroom flat for Maryland. Na win-win for them landlords and agents still. Na tenants go still hear am lastlast.
The best thing is for the government to fix rent and agency fee. E.g. Mini flat (with so and so facilities) is 250k in Ogba. 300k in Ikeja. 400k in Ajah etc. Agency and agreement is 5%. Something like that. If they can't do this, they should let sleeping dogs snore o abeg!
can the Honourable minister control what he does not own? why cant government build houses for the masses and let them even be paying monthly or even at the end of the year. why is it that the mortgage system is so bad that graduates will work for almost 10 years and still cannot buy a house of their own. please Sir, let us look at the substance and not shadows.
ReplyDeleteThis is not the way. In the developed countries he's talking about, the course are also developed. No payment for thirty days and in some places the court can send the police to evict in less than ten days. Our court system bdoesnt work fast. You have to fix that first before trying to make landlords do one month. Now in naija people pay the one year and sometimes getting the next one year from them or even part of it is trouble

DeleteTruly some tenants can be so wicked. There is the case of a tenant in Alaiyesoro street Igando who refused to pay for three years. She's from Ikale. You will agree with me that there are some set of ppl that are naturally bad. All effort made to get her to pay proved abortive and when she was eventually handed quit notice,she said ehn sebi its six months grace she will be given. Imagine that. After spending three years without paying a dime. She claims she's building her own house n when through she will leave. Yet her landlady is a very nice person who collects about the cheapest rent in the area. What's learnt is that cos u don't bite mosquito does not mean mosquito will not bite you. The law is more in favour of tenants and it seems it's for political reasons as tenants outnumber landlords.
